Missouri City ok’s apartments near Fort Bend Parkway

Missouri City City Council has approved amending the City’s land use plan to include multi-family housing near the Fort Bend Parkway.

The move targeted a 433 acre tract of land that straddles the Parkway, south of Lake Olympia and north of Trammel Fresno Road.

The multi-family housing would occupy 43 acres with the rest of the tract designated for commercial and office use.

The land had previously been designated for local retail use but the Council approved changing the zoning to create a Planned Development District which includes the multi-family housing.

The multi-family housing will be zoned Suburban Residential which allows for a dense development but provides for landscaping and open space, said Jennifer Thomas, Senior Planner.

Mayor Pro Tem Jerry Wyatt voted no to amend the City’s land use plan and on the planned development.

“We had a lot of discussion on developing the comprehensive plan and very little discussion on changing it for 43 acres of apartments,” Wyatt told the council.

Wyatt asked about plans to extend Hurricane Lane and Assistant City Manager Scott Elmer said the plan is to create a two-lane extention between Trammel Fresno Road and Lake Olympia Parkway to help encourage growth along that corridor.

“Hurricane Lane would be similar to a feeder road along the Parkway and would then tie in to Lake Olympia Parkway and the entrance ramps on Lake Olympia,”Elmer said.

The land owner may dedicate the right-of-way at no cost to the city and the $3.8 million extension cost would come from a Houston-Galveston Area Council 80/20 matching grant.

Missouri City would pay the 20 percent which is already part of the City’s Capital Improvement Plan and TxDOT will build the extension.

There are also plans to widen Trammel Road to four lanes. Funding for that project has been included in the fiscal year 2014 budget.
