Martha Turner Properties has announced that it will oversee the marketing of yet another prime residential development with Pelican Builders’ Bancroft Place – located on Bancroft Lane just south of San Felipe near Highland Village in the planned River Oaks District. Bancroft Place comes on the heels of the recently completed and 100% sold Chateau Ten – another luxury River Oaks development marketed by Martha Turner Properties – which sold all 10 units in 90 days.

The luxury gated community that makes up Bancroft Place is designed by New Orleans architect George Hopkins and will offer 18 free standing homes with 3 different floor plans – all of which will surround a park-like setting and include three bedrooms, threeand- a-half baths, a guest suite, elevator, and a double garage with some homes accommodating three cars. The pre-selling price is $1.3 million with an anticipated delivery date of December 2013.

“We are committed to balancing density with architectural harmony. Our homeowners are requesting a lock-and-leave lifestyle, fine details and a connection with the outdoors,” explains company founder Robert Bland. “We have always been committed to hiring the most professional architects, engineers and designers, but at Bancroft Place we made a conscious effort to create both elevated and ground level garden escapes.”

When Michelle Morris tells a potential client that she offers MORE – as in, more education, more communication, more marketing, more effort, more commitment, more attention, more exposure for their listing, and, well, just more of everything, she’s not kidding. But, that’s because she’s got the background, experience, education, skill sets, and talent to deliver on those promises.

A full time, licensed Realtor since 2006 who earned her Broker’s License in 2011, Michelle has been a top producing listing and sales agent almost from the beginning. And it doesn’t stop there! Certified in Real Estate Technology, Michelle uses technology and social media to great effect. She maintains a highly informative real estate blog, and has been on an Internet Lead Management team. She is also Relocation Certified, a certification that came relatively easy for her since she has relocated four times herself –most recently settling in Sienna Plantation.

A former middle school English and literature teacher, she has a passion for helping people and takes great joy in educating clients so that they know what to expect throughout the process of buying or selling a home. Extremely caring, Michelle is a great communicator and strong negotiator who strives to help her clients and make them happy. The ultimate professional, her mission is to earn clients’ loyalty and referrals by consistently exceeding their expectations, effectively and efficiently utilizing technology and upholding uncompromising ethical standards.

But, lest you think she’s all seriousness and no fun, think again. She has an enthusiastic and MICHELLEMORRIS relaxed approach to life, and she possesses an engaging sense of humor. Through her blog and social media, she enjoys getting to know people online, but whether in person or online, Michelle never meets a stranger. She loves listening to music (particularly the Beatles) and admits to singing out loud when she’s alone. She also has an addiction to ice cream, dancing and riding roller coasters. As she points out, “Not much is more effective at getting rid of stress than dancing like a fool or being flipped upside down at 200 feet up and 60 mph!”

Still, she says that her greatest stress relievers are her husband and their two gorgeous boys, Jakob and Evan, who keep her laughing and on her toes.

The sights and sounds of construction will soon come to Imperial Sugar Land as plans come together to create the community’s first single-family neighborhoods, the first phase of its luxury-style, multi-family residences and the community’s signature water feature.

A project of The Johnson Development Corp., Imperial is a 716-acre master-planned community at Highway 6 and Highway 90A. As the largest remaining development opportunity in Sugar Land, Imperial will incorporate retail, residential, entertainment and office to create a premier regional destination to live, work, shop, dine and play.

Its first neighborhood, Silent Manor at Imperial, will offer 27, one- and two-story maintenance- free townhomes and 37 custom-style patio homes on a waterfront setting. A second neighborhood, Quiet Cove at Imperial, will offer large home sites for 79 custom-style patio homes in an exclusive private, gated setting.

Construction in both neighborhoods will begin in the first quarter of 2014.

“There’s a big market for mature couples and individuals looking for new, state-of-the-art homes in the community where they raised their family,” says Imperial General Manager Shay Shafie.

Builders for Imperial’s residential neighborhoods will be announced in the coming weeks, Shafie adds.

This summer, Sueba USA will begin construction of 254 luxury-style, one and two-bedroom multi-family residences. The garden-style homes will feature granite counter tops, stainless steel appliances, enhanced ceiling heights, custom interior lighting, hardwood floor options and other custom home finishes with rents ranging from $1,300 – $2,200 per month. Construction of this first phase of Imperial’s multi-family residences should be completed in 12-18 months.

Work also is scheduled to begin on one of the master-planned community’s signature features, a massive water feature located in the middle of the development near Constellation Field. Construction of the landscaped fountain is expected to be completed by the end of 2012.

Moreover, an impressive entry feature is under construction on Highway 6 across from the Sugar Land Municipal Airport while property along Highway 6 and in the new, 150-acre Imperial Business Park has been cleared and made ready for development.

Plans are also progressing on the Fort Bend Children’s Discovery Center which is to open in one of the historic buildings at Imperial Sugar Land. $1 million in volunteer community donations has been raised as part of a $1 million matching grant by the George Foundation to build out the facility. The museum is set to embark on a new campaign to raise another $1.65 million to cover its first three years of operating costs.

Imperial is home to Constellation Field where the Sugar Land Skeeters will embark on the team’s second season and a weekly Farmer’s Market held on Saturdays which continues to draw record crowds.

About Imperial

Located 18 miles southwest of Houston, the Imperial redevelopment consists of 716 acres, representing the largest remaining development opportunity in Sugar Land, Texas. Imperial Sugar Company, the oldest continuously operating business in the state of Texas, processed sugar on the site for more than 160 years.

The year has already started out with a bang for Aliana (ADC), developer of Aliana®, a fast growing master-planned community in Fort Bend County. ADC brought home the gold and three silver awards from the National Association of Home Builders (NAHB) Awards gala, held at the Wynn Resort in Las Vegas on January 22, for its marketing efforts to promote Aliana.

The awards gala, known as The NationalsSM, is one of the building industry’s largest and most prestigious events, which is hosted by the NAHB’s National Sales and Marketing Council (NSMC). At The Nationals, NAHB pays tribute to superior sales and marketing achievements by residential homebuilders and developers.

Linda Kilgore, MIRM, CMP, Marketing Director for ADC, was named Marketing Professional of the Year with a gold award.

The Greater Houston Builders Association and the Texas Association of Builders previously named her Marketing Professional of the Year.

“I was honored to receive the NAHB’s highest award for a Marketing Director in the nation,” said Kilgore. “I studied for four years to earn a Master in Residential Marketing from the NAHB. As a result I truly have become a stronger, smarter and a more confident marketing professional. This gold award represents a milestone in my career, and I am thrilled to have been recognized by my peers.”

According to Kilgore, her story is not unique at ADC, which is comprised of an accomplished executive team whom she describes as “giants in their fields.” She adds that when ADC secured three silver awards for Community of the Year, Special Promotion of the Year, and Sales Center of the Year for Navigation Green®, it was a nod to the whole Aliana team.

Aliana set a new sales record for 2012 and doubled the number of homes sold in the prior year. This is the third consecutive year of record-breaking sales for Aliana.

RE/MAX SOUTHWEST is beginning its 27th year of serving Fort Bend County, and the greater Houston area. For the past ten years Re/Max Southwest has been the number one realtor in the City of Sugar Land. We are very proud to have grown and earned this distinction. And all our agents have worked to achieve this goal.

This past week Re/Max Southwest had its 2012 Awards Banquet and individual plaques and certificates were awarded to many of the Re/Max agents. Our motto, “Outstanding Agents, Outstanding Results” is very true in our office. We are very proud of all our agents.

Nancy Benevides and her team was our number one producer. Not only was she the number one agent for Re/Max Southwest but also the number one realtor for the City of Sugar Land and ranked number 22 for the greater Houston area. Nancy is shown with her husband, John, who is the “core” and keeps all in line. They truly deserve this recognition.

Plaques and certificates were also awarded to other top producing agents: Joella Mullis, Aida Younis, Bill Moore, Gary Wander, Jeanne Gregory, Mary Stewart, Terry Fan, Maria Maldonado, Demetri Moore,

Sheree Chang, Betty Townes and Jimmy Kao.

We are located at 14905 Southwest Freeway in Sugar Land. Just remember, when you think of real estate, think of Re/Max Southwest – “Outstanding Agents, Outstanding Results”.

Martha Turner Properties was a sponsor for the event which benefitted the Avon Foundation Walk for Breast Cancer, a part of the Avon Foundation Breast Cancer Crusade.

Participants completed the five-mile course that tracked from Mitchell Intermediate through the Alden Bridge Loop and back to the school. “Paint the Path Pink is a terrific fundraiser for breast cancer awareness,” said English. “Our goal this year was to raise $25,000 but it looks like we made more than $40,000. I’m really proud of everyone who turned out and all of our sponsors, especially Martha Turner Properties.”
