Despite the Houston area’s economic downturn, this is a great time to consider financing construction of a new home.
According to Nicki Black, EVP/Stafford President of The State Bank of Texas, demand for new homes is steady despite the woes of the oil and gas industry.
“Whether there’s a downturn in the economy or not, people are still building,” she said. “There are still a lot of people out there who want to build their dream home.”
Black said that’s where The State Bank of Texas can help.
“We consider ourselves to be a premier bank in the lending of interim construction funds,” she said.
With offices in Stafford and Houston, The State Bank of Texas serves residents of Harris, Fort Bend and surrounding counties.
“What sets The State Bank of Texas aside from larger banks is that you work with a person, one on one, from start to finish,” Black said. “We make our decisions locally and quickly. We don’t have kiosks we have real people. We don’t charge you fees to talk to bank personnel. We are a relationship bank and love our customers.”
They take community banking very seriously and make an effort to know not only their customers, but also the builders and subcontractors they use.

She said having a relationship with customers is vital to The State Bank of Texas.
“Community banking is so important in today’s climate,” she said.
She added, “We have people at our bank. If you call, a person is going to answer the phone. We don’t even have voice mail.”
Of further benefit to customers in a culturally diverse community like Houston and Fort Bend County, Black said at least half of their employees are bilingual. The bank’s website says there are personnel on premise that speak that speak English, Spanish and German.

The website further states “The State Bank of Texas offers traditional and basic banking loan and deposit products primarily serving the small to medium size businesses.”
Black said the bank doesn’t use credit-based formulas to make decisions about loan qualification.
“We don’t credit score,” she said.
She said depending strictly on credit scores doesn’t benefit the customer and it doesn’t give a complete picture.
“It doesn’t take income into consideration,” she said. “We look at all areas of income.”
Some of their customers have lower credit scores because they don’t have any credit.
“We have homeowners that don’t want any debt,” she said.
Black said anyone wishing to apply for a construction loan for a new house should contact the bank. Officers there have checklists of everything that is needed to help the customer finance their dream home, whether it’s their primary residence or a second vacation home.
“We try to be very creative with our loan products,” Black said.
